Garden Rooms and Summer Houses generally fall under permitted development, usually not requiring planning permission, subject to certain restrictions and conditions outlined below. However, it’s essential to check with your local authority’s planning website for specific regulations in your area.
1. Outbuildings should not be situated on the land in front of your house’s main elevation wall.
2. They should be single-storey structures with a maximum eaves height of 2.5 meters. The overall height should not exceed four meters for those with dual-pitched roofs, or three meters for other roof types.
3. For any structure within two meters of a boundary, the maximum height limit is 2.5 meters.
4. The construction of verandas, balconies, or raised platforms is not permitted.
5. The total area covered by such buildings should not exceed half of the land surrounding the original house.
Do you include electrics?
You have the option to arrange the connection to the mains yourself with your own electrician, or we can offer you a quote for this service.

How much does a bespoke build cost?
For Lodges, our starting price is £1,275 per square meter, with a minimum area of 55 square meters. This cost includes features such as a kitchen, two bathroom suites, electrics, insulation, composite cladding, Malmo flooring, Britmet roof tiles, and decorative wall boards.
For Garden Rooms, the starting price is £2,075 plus VAT per square meter, with a minimum area of 9 square meters. This includes all electrics, insulation, composite cladding, Malmo flooring, a fibreglass roof, and decorative wall boards.
It’s important to remember that these figures are starting points, and the final cost will depend on the specific requirements and customizations you choose.
